Landlord Tenat Law: General Information

Wyoming Statutes §§ 1-21-1201 through 1-21-1211

 

SECURITY DEPOSIT:

  • A lease must state whether any portion of a security deposit is nonrefundable; the lease is written notice of this fact.
  • Upon termination of a lease, any deposit may be withheld in part or as a whole to cover:
    • payment of overdue rent
    • damages to the rental property
    • costs to clean
    • any other costs provided for in the lease
  • A landlord is required to return the remaining balance of the security deposit within 30 days of termination of the lease or eviction, or within 15 days of the tenant notifying the landlord of new address.

 

LEASE:

  • A landlord may file for eviction when a tenant's rent is three days or more late, and the tenant has been given at least three days notice.

 

YOUR RIGHTS AS A TENANT:

  • Wyoming tenants are legally entitled to:
    • A landlord must keep the rental in reasonable repair and fit for human habitation including maintenance of all electrical, plumbing and heating systems.
    • A tenant is NOT permitted to withhold rent in order to compel the landlord to make repairs.
    • You must be current on your rent to maintain your tenant rights.
    • If a repair is due, the tenant must give the landlord written notice and allow the landlord a reasonable time to remedy the problem.
      • In response, the landlord must make the repair within a reasonable time or send a certified letter to the tenant disputing the claim.
